Where our houses are
Six parts of Exeter, each a different trade-off between rent, walk time and how much of your year happens at home. Every listing quotes its own walking time to both campuses, so ask for the current list rather than guessing from a map.

Pennsylvania
The classic Exeter student hill north of the centre, closest of the six to Streatham. Large shared houses, six and seven bedrooms upwards.

St Davids
Between the station and the river, walkable to Streatham and to town.

Heavitree
East of the centre and the practical side for St Luke's.

Mount Pleasant
Quieter streets north-east, houses that suit groups who want to sleep.

Terraces close to Streatham and to the Old Tiverton Road shops.

City centre
New North Road, North Street, Longbrook Terrace. Flats and smaller shares for two or three, with the Guild, the Quay and every bus route on the doorstep.
Availability and per-person-per-week rents change through the year. Ask us for the current 2027/28 list and we will send what is genuinely still free, with the bills included price alongside the rent-only price.
Renting with us, step by step
What actually happens between a viewing and your keys, and what the law caps at each stage.

Viewing
Free. Under the Tenant Fees Act 2019 nobody may charge you to view a property, to apply for one, to be referenced or to have an inventory checked.

Holding deposit
Reserves the house while paperwork is done, and is capped by law at one week's rent.

Tenancy deposit
Capped at five weeks' rent where the annual rent is under £50,000, and protected in a government-approved scheme – we use MyDeposits and the DPS.

Signing
Rent is whatever the agreement says. On a bills-included house that figure carries the utilities; on a rent-only house it does not.

Living there
Maintenance goes to the lettings team on 01392 459 900 or by email. Default charges may only be raised for rent more than fourteen days late, or for a lost key or security device.
What every Gillams house carries
None of this is a selling point – it is the floor. It is worth checking that any agent you speak to in Exeter can say the same.
- Houses in multiple occupation licensed through Exeter City Council
- A current gas safety certificate
- An EICR electrical installation report
- A valid EPC energy rating
- Deposits protected with MyDeposits or the DPS
- Member of the Property Redress Scheme, so complaints have somewhere independent to go
- A written fees statement and a published complaints procedure
If you are the parent reading this
The questions worth asking any Exeter agent, in order: is the house licensed as an HMO with the city council, which scheme protects the deposit, what is the holding deposit and is it inside the one-week cap, and who picks up the phone when the boiler stops in January.
